James Cook University (JCU) Townsville Campus and seeks Expression of Interest (EOI) proposals from Principal Contractors for the JCU Townsville Student Accommodation (TSA) Construction Project to enable JCU to shortlist for a competitive fixed price lump sum tender. The current procurement strategy for the TSA project is a fixed price lump sum Design and Construct (D&C) delivery model. JCU’s design consultant team will be novated to the successful tenderer upon execution of a building contract. TSA comprises of a circa 10,500 square metre, 7 level building targeting a LEED Gold sustainability rating. Proponents shortlisted to participate in the tender process will need to meet budget with nil or minimum time consuming value management, and demonstrate their capacity and compelling methodology to deliver the project by the end of 2021, ready for the first intake of students in 2022. The tender for the site enabling works for this project and the neighbouring Technology Innovation Complex (TIC) project has now closed and is currently being evaluated. The site enabling works are predominantly trunk infrastructure oriented, but will likely include benching of the TSA site and preparation of the building site pad.
