Expressions of Interest

For Provision of Leased Warehousing Brisbane and Townsville

The Queensland Government has a requirement to lease good quality, warehouse space in Brisbane and Townsville to operate as distribution centres. These warehouses will support the storage of palletised material, picking, packing and the shipment of material.

Storage requirements for each location

Brisbane: 20,000 – 25,000 pallets

Townsville: 4,500 – 5,500 pallets

Specifications

At a minimum, the warehouses are to:

  • accommodate 4 levels of various standard pallet racking and up to 1.6 metres in pallet height
  • have both ambient and separate climate-controlled storage areas with capacity for a third of the pallets to be climate controlled at 24 degrees Celsius

  • have associated hardstand, an external awning for all-weather loading, office administration area, car parking and good heavy vehicle road and site access.

Other considerations

  • Design and construct proposals, soon-to-be-completed, and existing premises which may be suitably refurbished will be considered.

  • Sites should be in the proximity of arterial roads for heavy vehicles.

  • Site facilities must have the potential to operate 24 hours a day, 7 days a week without limitation.

  • Site should be free from flooding.

A long-term lease will be offered under the Standard Government Agreement for Lease and Warehouse Lease.

What to provide

Proposals can be submitted for one or both locations.

If expressing interest in both locations you must submit each site as a separate proposal.

Initial proposals should include address, Real Property Description (RPD), zoning, Gross Lettable Area (GLA), availability, proponent details, site control and other relevant details.

Detailed plans and asking rentals should NOT be submitted at this stage.

Offer process

Following an evaluation of all proposals, short listed proponents will then be provided with a full requirement brief for provision of a detailed offer.
